Main Points:

  • The seventh floor apartments are complete, subject to final electrical testing, snagging and clean.
  • The sixth floor apartments are complete, subject to final electrical testing, snagging and clean.
  • The fifth floor apartments are complete, subject to final electrical testing, snagging and clean.
  • The fourth floor apartments are complete with the exception of some small areas of floor finishes, subject to final electrical testing, snagging and clean.
  • The third floor has been stripped, stud erection, plasterboard and plastering complete. M&E first fix is also complete with joinery and flooring works sequenced to follow works to floors four to seven.
  • The second floor has been stripped, stud erection and plasterboard complete with plastering works commenced. M&E first fix is also nearing completion.
  • Ridgemere Limited have now decanted from the first floor, with demolition works complete with the exception of the current welfare area. Stud erection is complete with the exception of the aforementioned area, however the upper floors are currently being prioritised to accommodate the welfare issue.

  • Following recommencement of the Works following the additional asbestos treatment, the site is again fully mobilised with all sub-contractors progressing well.
  • The seventh floor apartments are complete, subject to final snagging, with communal areas in progress.
  • The sixth floor apartments are complete with the exception of floor finishes, subject to final snagging, with communal areas in progress.
  • The fifth floor apartments are complete with the exception of floor finishes, subject to final snagging, with communal areas in progress.
  • The fourth floor has been stripped, stud erection, boarding and plaster is complete. M&E first fix is complete with final fix, joinery works, tiling and painting commenced.
  • The third floor has been stripped, stud erection complete with plasterboard complete to one side. M&E first fix is nearing completion.
  • The second floor has been stripped, stud erection complete with plasterboard complete to one side. M&E first fix is nearing completion.
  • Ridgemere Limited have now decanted from the first floor, with demolition works complete with the exception of the current welfare area. Stud erection has commenced with works to move down from the second and third floors as they are completed.
  • Landlord repairs to the roof are complete to both the main roof and lower roof. The remaining joinery items and making good to new penetrations for the Works are ongoing to coincide with site activities.
  • The show apartment on the seventh floor is now complete and has been fully dressed. Prospective buyers and tenants are now visiting the show flat and any vacant units.

Main Points:

  • Following recommencement of the works following the additional asbestos treatment, the site is again fully mobilized with all sub-contractors progressing well.
  • A detailed review of progress and outstanding works is required to fully assess the current construction position,required works to complete and a realistic assessment of the remaining site works duration.
  • The sixth floor is nearing completion with apartments only requiring final plumbing, floor finishes and final snagging. As with the seventh floor, communal areas remain in progress.
  • The fifth floor has been stripped, stud erection complete with all walls plasterboarded, plastered and mist painted.
  • The fourth floor has been stripped, stud erection complete with plasterboard and plastered nearing completion.
  • The seventh floor apartments are complete, subject to final snagging, with communal areas in progress.

Main Points: 

  • The seventh floor is nearing completion with all apartments formed and decorated. Final fix M&E, bathroom and kitchen fit-out, floor finishes and internal joinery are ongoing.
  • The sixth floor has been stripped, all new partitions studded, boarded and plaster commenced. Decoration works have commenced and M&E, fit-out and joinery works are to follow completion of the Seventh Floor.
  • Landlord repairs to the roof are nearing completion, with the main roof watertight and only covering of new joinery items to be completed; all penetrations for the Works have been completed and sealed. Works to the lower parapet roof are also nearing completion

This update about the development progress of North House in Liverpool is our very first update dated from 31/01/2018. The Contractor is progressing well on site, with works completed as follows to date, as advised by the project team.

Main Points: 

  • The seventh floor has been striped and new partitions studded and boarded, circa 80% plastered, door frames installed and building services up to first fix.
  • The sixth floor has been striped and new partitions studded and boarded to circa 60-70%, door frames installed and building services up to first fix.
  • Currently all demolished material has been transferred to the fifth floor prior to removal from the building. This has been done due to Liverpool City Council’s limitations on road closures during the months December and January preventing removal through the rear of the building.
