The stone aggregate and membrane for the slab have been installed together with shuttering works, drains and inspection chambers, prior to the pouring of the 120m2 of concrete. The developer is awaiting a visit later today by the building inspector to sign off this stage prior to the concrete being poured which will be early next week. Once the slab has had chance to cure the frame can be shuttered and poured in stages.

The first floor masonry is complete and the contractors are starting the second floor block work. The lift is on site in readiness for fitting and the stairs have been cast up to the first floor. They will be starting the glazing once the masonry is up. The dry liners will be starting 20/8/22 followed by first fix plumbing/electrical work. Once the windows are in we will share another update with photos.

1. Construction of the shell is complete with the exception of the 2 penthouse units which sit on the roof but these will be complete shortly.
2. All apartments now have glazing installed, the only remaining glazing to be completed is to the communal area/atrium at the front which will be installed during November.
3. All apartments have stud walling now installed and levels 1 & 2 have first fix electrics and plumbing installed – the ground floor level has first fix electric and are currently having first fix plumbing installed.
4. Plastering and tiling works will commence following boarding through November and kitchens/bathrooms will be installed early December.

Dear Investors,

Construction has finally entered the closing phases after several frustrating delays caused by supply chain/labour issues including a scarcity of ready mix concrete during the crucial phase of frame construction and the redesign of the steel frame for the penthouse element and stairwell which had a knock- on effect in getting to watertight stage.

With the exception of the glazing and final roof finish above the stairwell, the ground, first and second floors are watertight, internal partition walling complete and boarding and finishing 90% complete and first fix of electrics and plumbing completed. Bathrooms have been tiled to walls and floor and most baths are now installed. Kitchens are now ready and waiting off site to be installed following the finalising of boarding and first finish. Internal doors are now ready off site following procurement delays and will be installed as the final element. Each internal door and casing is supplied ready assembly for quick fitting. Flooring will be delivered to site w/c 20/3/23 and installation will commence immediately following finishing works to the internal walls, work on which is ongoing.

The electric heaters for the apartments have now been procured and fitting has commenced.
The lift is on site and awaiting installation following completion of the final roof finish to the stairwell and glazing thereto.
Rendering of the bare blockwork to the rea and for the entrance atrium is scheduled for April.

The penthouse apartments are fully formed awaiting glazing and internal fit-out following a complete re-design of the lightweight steel frame incorporated in the revised design.
Communal areas will be the final element of the build and finishing works have been put back to ensure no damage is done during the course of finishing off apartments.

Latest photographs now show the building free of scaffolding as work intensifies on the internal fit out.

The Nottingham Apartments | Development Progress 31/03/2023

Dear Investors,

The fabrication of the roof above the stairwell has been completed and the glazing to the atrium/stairwell can now be installed. This is planned for w/c 10th April. At the same time the Penthouse units will be glazed which will allow the secondary main roof coating to be applied completing the roof covering and making the structure 100% watertight. This will be followed by the decking which is a cosmetic element.

All internal partition walling is complete and boarding and finishing 95% complete to the apartments and has now moved on to the internal corridors and stairwell. Apartments on the ground and first floors have been spayed coated with their first coat of emulsion and second fix of electrics and plumbing is nearing completion including the installation of the electric radiators. Bathrooms have been tiled to walls and floor and most baths are now installed, some bathrooms are now complete with WC and vanity wash basin.

Flooring work was commenced this week and continues throughout the building.
Kitchens are waiting off site to be installed following the finalising of boarding and first finish and completion of the flooring.
Internal doors are now ready off site following procurement delays and will be installed as the final element. Each internal door and casing is supplied ready assembly for quick fitting.
The lift is on site and awaiting installation following completion of the final roof finish to the stairwell and glazing thereto.
Rendering of the bare blockwork to the area and for the entrance atrium is scheduled for late April.

We can not confirm dates for site visits and valuations as yet, the next update is due in two weeks time when we hope to be able to confirm dates for access.

The Nottingham Apartments | Development Progress 21/04/2023

Dear Investors,

Good progress has been made on site in the past 2 weeks. Most of the work relates to M&E matters which includes fitting of the hot water tanks/system and the extraction systems, consumer units and completing fit outs of bathrooms which are looking very nice.

The glazing for the penthouses which was delayed has now started with more coming on Monday/Tuesday next week and the roof membrane has been fitted in its entirety having been 95% for some time waiting for the construction above the stairwell. This will enable the roofers to install the fascias. There is a list of works to be carried out next week on top of the ongoing M&E and fit outs which includes the final element of glazing to the stairwell, rendering of the block-work in the front atrium/stairwell and the penthouse exteriors and outer walls of the terraces. The roller door for the undercroft hadn’t arrived when our representative was on site but they are on the case with the supplier. The kitchens and the doors are all ready with their casings to speed up installation, we expect this work to happen w/c 8th May and should take not more than a couple of weeks.

All apartments with the exception of the 2 penthouses are pretty much at the same level as you can see from the photos below. Works required to complete as follows:
1. Finish rendering to front columns and install last remaining glazing into front stairwell frames.
2. Finish rendering to parapet walls
3. Complete penthouse walls external insulation and render finish
4. Complete final penthouse roof detailing and soffits
5. Lay decking to penthouse terracing
6. Complete flooring to 3 no. apartments and tile corridors
7. Install kitchens and doors expected on site Monday second fix joinery
8. Close off ceiling to 2nd floor corridors and complete boarding to stairwell – mist coat decorate.
9. Lay carpets in bedrooms.
10. Install roller door to car park
11. Finish installation of surface water run off tank
12. Final coat decorating
13. Finish fit-out on penthouses.
14. Install hand rail to stairwell
15. Finish lift installation

Our representative will be on site again next week and hope to be able to report kitchens/doors going in which will make a huge difference. All the finishing works have been scheduled in such a way that the various trades will not be tripping over each other which means the communal areas are likely to be last.

Dear Investors,

The build is at an advanced stage now with work being concentrated on communal areas. There’s been a delay with fire doors for the corridors which has had a knock on effect in installation of the kitchens as they’re all coming over on the same transport from abrod. We’ve been given a date of 15th June for delivery and the team from the manufacturers will stay on site for approximately 4 days to fit all kitchens and doors. The only other major item will be installing the lift on 19th June, the lift rails having now arrived on site. The last things to be done will be the finish coat for decorating and fitting bedroom and stairway carpeting. Forecasted completion is end of June.

Dear Investors,

We are pleased to report another excellent week of progress on site. The penthouses have now caught up with the rest of the build and every apartment is now at the same stage of awaiting kitchens and doors which are due on site next week. The stairwells and corridors are 99% complete and we now have lighting in the car park. The fire control panel has been fitted and the cctv cabling all in place. The penthouse terraces are stunning. We will report again once we have had confirmation from site that the kitchens/doors are on site and lift installed. All that should then remain is the final coat of decoration and carpets.
