“We are progressing well on our Great George Street project. The rebar and shuttering for the ground beams and pile caps are ongoing, together with the holding down bolts for the steel columns of the structural frame, which is due to commence imminently.
The beautiful, bespoke windows are currently being installed on the 3rd floor, while on the 1st floor the windows have been hoisted up and will now be spread out into position for installation.
We also have big advertising banners up on the corner of Woodhouse Lane & Rossington Street, currently advertising Netflix’s The Crown.”

“Our Leeds city centre project has seen more progression over the last month. On behalf of valued clients Priestley Homes, we have been appointed on a JCT Design & Build contact to deliver 83no. apartments 10k sqft of premium Grade A office spaces split into 8 separate spaces.
All windows have now been installed on floors 1 and 3 with 2 nearing completion. Steel supports to the basement soffit have been completed and steel angles for beam and block areas 5 and 6 are now taking place. Groundwork is ongoing preparing reinforcements for the steel frame commencing in January.
No expenses have been spared in creating Leeds most exclusive address for both residents and office occupants, whilst preserving the original features of this amazing building. This one is going to be special.”

All of the basement beams and caps have been cast. Brickwork has been pocketed out and padstones have been put in to allow the shifting of the steel PFC beams on the ground floor. Joists are being cut out and opening being formed for new steel columns to commence. We are also nearing completion of our bespoke timber window replacements, to the full existing building.

Here are some useful updates for Grade II Apartments and it’s current progress provided by the developer:
Progress update at our Leeds city centre project, the new structural steel columns and beams at basement and ground floor levels are now nearing completion together with the adaptions to the existing steel frame at these levels and the mezzanine floor to the bicycle store; new steel columns and beams will start shortly at 1st floor level and continue up through the existing floors and beyond to form the new three storey roof extension over the coming weeks. Sandblasting of the existing ground floor steel beams and columns is complete together with the first primer coat also prior to being intumescent painted in the coming weeks. The soft strip of the existing boarded fire protection to existing steel beams (the integrity of which cannot be proved in terms of fire) is complete on the ground floor and continues at upper floor levels. All the new replacement sliding sash windows are now installed up to and including the 4th floor.
The dry liners and the M&E consultants start next week with fitting out the ground floor temporary offices and will continue to fit out the new office linings and partition walls.

On the ground floor the party walls are now fitted to the new offices and first fix has commenced in the common areas. The first floor has also seen the party walls installed to the new duplex apartment, with first fix M&E commenced. Staircases have been fitted along with the first-floor mezzanine flooring.
The steel columns are now installed past the existing roof to the new fifth floor. This will now continue up and out of the building to create the stunning “glass box” addition, housing the bespoke and stunning penthouses.

Works are progressing well at our landmark project in Leeds, for our valued client and sister company Priestley Homes. On the ground floor the party walls are now fitted to the new offices and first fix has commenced in the common areas. Here are some useful updates for Grade II Apartments and it’s current progress provided by the developer:
We have achieved a key milestone for this development with all the metal decking for the newly formed fifth floor being fitted.
2nd fix drylining, joinery and M&E has commenced on the stunning first floor duplex apartments. 1st fix M&E and dry lining is taking place on the remaining floors, along with the completion of the party walls. SVPs being installed throughout, as well as containment from the basement, up the risers and in to the corridors. Soffit boarding and the steel encasement is taking place on the third floor, where partitions will start going up in the coming weeks.
The fitout stage is now gathering some real momentum, with the coming weeks also seeing concrete being poured on the new fifth floor, masonry being continued on the new parapet wall and steel recommencing to form the final penthouse levels.
Completion is estimated for Q1 2024.

Here are some useful updates for Grade II Apartments and it’s current progress provided by the developer:
Progress update at our Leeds city centre project. The Steel frame to create the new top floors is now complete along with the concrete metal decking, the lift shaft is nearing completion and the block work is going up on the outside walls.
The fourth floor fire compartmentation is up to the ceiling and the party wall are in. the 1st fix is also ongoing and is around 30% complete. On the third floor the 1st fix and plastering are ongoing.
The second floor duplex apartments are at all different stages with decorating, first fix plaster and 2nd fix joinery ongoing. The first floor is due for completion by the end of January with just the kitchens being fitted and decorating works ongoing.
On the ground floor the show office is nearing completion and we cannot wait to show you the finished office.
Grade II Apartments, Leeds | April 2024 Construction Update

Here are some useful updates for Grade II Apartments and it’s current progress provided by the developer:
Works are progressing at pace at our flagship project 2 Great George Street, Leeds.
The last month has seen plastering complete on all floors up to 4th floor. Our main staircase is now complete up to 7th floor, with the glass box extension that houses the stunning penthouses nearing 90% complete, with full completion due in the next two weeks.
Our stonework has finally reached its conclusion with a topping off of the new parapet wall with the original stone work.
The scaffold is also being dropped with the rear and Rossington Street elevations now removed. The remaining elevations will be down within the next three weeks, to finally reveal this historic building in all of its glory.
M&E continues to progress, including the ground floor offices and up to and including the fifth floor and main distribution throughout. Our senior leadership team are on site curating design in this final quarter of the build to ensure the spaces are delivered to the very high standards expected of the Priestley Homes brand.
We are aiming for the first partial handovers to happen in May, with full PC due in Q3. A very challenging build, but one we are proud of, ensuring that quality is not compromised. We are looking forward to delivering the best residential address in Leeds city centre.
Grade II Apartments, Leeds | June 2024 Construction Update
Dear Investor,
Here are some useful updates for Grade II Apartments and it’s current progress provided by the developer:
Works are progressing at our flagship project 2 Great George Street, Leeds. The roof areas are now watertight and the high-level curtain walling on the 6th, 7th and 8th floors are nearing completion. External doors to the terraces are being installed and the terraces are ready for tiling. Copings on the 6th and 8th floor parapet walls are almost complete. The last major crane delivery is scheduled to lift the remaining large materials, including wall and floor tiles and door sets for the upper plots
On the 6th to 8th floors, the first fix partitioning is almost finished, awaiting mechanical and electrical installations. Sprinkler and air conditioning installations are ongoing. On floors 1 to 4, all finishing trades are progressing well, including hard and soft flooring, decorations, mechanical and electrical installations, and wall and floor tiling. Snagging is being progressed on the 1st and 2nd floors.
The firefighting lift is currently being tested and is scheduled for handover early next week. Mechanical and electrical testing and commissioning of all plots and common areas are ongoing.
