Dear Investors,
We received the following update from the developer:
We are pleased to announce;
• Our building’s regulation certificates are now approved & registered,
• Test piling has been undertaken and approved by our geotechnical and structural engineers and
accepted by our piling contractor, and
• Drainage works have been undertaken ensuring the job can begin.
• Steel supply will be delivered to site from today 12/6/23, awaiting final AIP approval from
statutory authorities to commence piling works.
To date, we are excited to say ground conditions have been tested for impact ensuring our design and
methodology for piling is to all parties’ satisfaction.
Whilst we hoped to start piling on delivery of steel today, we have postponed for 4 weeks whilst our
team finalise reports for the necessary statutory bodies – ensuring all parties are satisfied. Piling works
are now planned for the 12th July start.
We anticipate a 6 week programme for marine and sheet piles and an overlapping 4 weeks for building
bearing piles. Bearing piles design are being finalised with our structural & geotechnical engineers.
Building bearing piles will commence approximately 4 weeks after sheet and marine piles begin.
All in all, we are 3 months ahead of schedule and therefore well on track to start building works as
predicted no later than 1st week October following completion of sub structure.
We will keep you updated on progress, but things are moving as planned.

Mauritania | Development Progress 05/02/2024
Dear Investors,
We are pleased to provide the latest update on the construction progress at West Waterloo Place. This update highlights significant milestones achieved and outlines the forthcoming stages of development.
Piling Work: All piling related to the dock wall and combi wall has been completed for the current phase for Aquitania (Block C). Future works in these areas will resume at a later stage of the project.
Concrete Walls: The construction of concrete walls has completed for both Aquitania and Mauretania. We await final connection detail to the Isle of Man (IOM) ferry terminal link and these works will continue at a later stage as part of the projects’ progression.
Block C Developments: The rotary piling for Block C was completed early November. Ground beams, pile caps and concrete completed in December.
Steel Frame Erection for Block C: We have the begun the erection phase of the steel frame. This process is expected to take approximately 6 to 8 weeks and on track to meet our completion target between the end of February to mid March.
Upcoming work: The subsequent phases of the project will include:
• Installation of the metal deck and concreting of the floor levels
• Scaffold construction for the external walls
• Implementation of drainage systems
• Construction of ground floor slabs
• External wall build-up
• Window installation
We aim to achieve water tightness for the entire structure by August, a crucial milestone in the project’s timeline.
Anticipated completion dates for Aquitania and Mauretania:
Aquitania is anticipated to complete by the end of the first quarter (Q1) in 2025. Our team has been diligently working to ensure that all phases of construction align with our schedule, and we are confident in meeting this target.
As of now, the developer is aiming for a Q1 2026 completion date for the Mauretania project. This timeline allows us to maintain a high standard of construction quality and attention to detail throughout the project’s development. They will continue to adhere to stringent safety protocols and comply with all local construction regulations to ensure the safety of our workers and the surrounding community.
