Bridgewater Wharf, Manchester | December 2022 Construction Update

Dear Investors,

There has been some fantastic progress on site over the course of the past two months with the main focus being on Block’s B,C & D. Dry liners have had the largest presence on site over the course of November and December concentrating on boarding out the remaining apartments and communal areas in Blocks B,C & D. We have also had flooring contractors present on site during this period screeding the floors in the apartments ready for internal fit out. Further details broken up by block below-

Block B
Dry liners have been present in Block B completing the internal board out on levels 1&2 ready for the Electrical contractors to begin 1st fix electrics in the new year.

Block C
• Tilers have been on site throughout December and have completed the tiling on levels 1&2 with level 3 scheduled to begin in early January.
• Plumbers have been working in conjunction with the tilers installing the baths on levels 1,2&3 ready for the tiling work to commence, this will continue with works to levels 4&5 in early January
• Joiners and kitchen installers have been present on Block C throughout December installing kitchens to levels 1&2, this will also continue through to next year with works to levels 3&4 starting in early January
• Dry liners have now finished boarding out Block C and just await a spell of improved weather to enable final skim on the top level’s
Block D
• Dry liners have made great progress on Block D with internals on levels 3&4 now complete and works on level’s 5&6 to start in the new year
• Electrical and plumbing contractors have also made great progress in Block D working in collaboration with the dry liners and working their way up through the level’s

Upcoming Works
Block’s B,C & D-
Works to Blocks B,C & D will continue in line with the above update with the various contractors working their way up the levels in each block to close out each individual works package.
Block’s A & E-
Works to Blocks A&E are set to be ramped up in the new year with the site taking delivery of a large order of Glasroc board earlier this month. This is in preparation for works to commence on making both blocks weather tight and ready for internal works to begin.
