Queen Street | Development Progress

The Queen Street development incorporates a modern combination of a central location and a high specification design to create a desirable living space across the increasingly young population of Sheffield. The former commercial building previously had separate planning permissions granted for student accommodation and a residential scheme, further justifying the location as a prime residential area.
The Property In line with the city’s movement towards a healthier population, the development provides ample bike storage exclusively for the building’s residents. The development comprises 58 apartments with a modern mix of one-bedroom studios, one-bedroom and two-bedroom apartments and the refurbishment has been carefully designed to cater to the desires of the younger population, placing emphasis on a modern design with an artificial living wall and bronze, rustic features.

Queen Street, Sheffield | March 2022 Construction Update

Dear Investors,

Initial strip out of the former office space has gone well with materials taken down opening up the floor plates. Prior to more intrusive demolition additional surveys were undertaken in which additional quantities of asbestos throughout the building were discovered, particularly on the 4th floor and riser areas.

In keeping with best practice and adhering to One Heritage’s high standards we have notified the HSE and instructed specialists to remove the hazardous material. This should be complete by the 29th March 2022.

Once removal has taken place more advanced demolition can resume. This will include removal of the rear stairwell which will then form part of the internal apartment space. The demolition programme is anticipated to complete by the end of May 2022.

Construction works can commence in parallel with the demolition. We anticipate the scheme to complete in Q4 2022.

Queen Street, Sheffield | May 2022 Construction Update

1.1. One Heritage is pleased to report on the development progress of 84 Queen Street, Sheffield. 84 Queen Street is a former office building which will be converted into a 6-storey apartment scheme comprising 58 units in a mix of studios (22), 1 bed (19) and 2 beds (17).
1.2. The site neighbours One Heritage’s Bank Street scheme and benefits from easy access to central Sheffield’s amenities and facilities, including Sheffield train station which is within a 15-minute walk from the site. The surrounding area is typical of a city centre location characterised by a mix of commercial and residential uses.
2. Challenges & Outlook
2.1. The industry as a whole has experienced a combination of cost increases in building materials and labour shortages over the past 12 months. At 84 Queen Street, Emerald Construction were vulnerable to the price inflation for key materials and labour costs. This was coupled with Emerald’s inexperience. These significant challenges were having a detrimental impact on the progress being made at the scheme. As such One Heritage Construction have now been appointed as the main contractor on the development scheme in place of Emerald Construction.
2.2. The change in contractor introduces a talented and experienced team to the development. One Heritage Construction have the expertise to successfully deliver the conversion from offices to residential. Their appointment demonstrates One Heritage’s commitment to the delivery of the high quality apartment scheme.
3. Progress
3.1. We are still underway with the removal of asbestos where significantly larger amounts have been uncovered especially on the 4th floor than anticipated. We are nearing the end of the removal and we expect to receive a Clean Air Certificate by the 10th May.
3.2. The delays in asbestos removal hindered the initial strip out of the former office space. However this has now picked up pace again and the redundant materials are now leaving the building.
3.3. A new opening has been formed in the ground floor which will form the main entrance. In addition works are starting to take place on creating the site office which will be located on the ground floor
3.4. The pathway surrounding the building has now been closed off and hoarding has been erected in preparation for the scaffolding.
4. Next Steps
4.1. We will look to commence demolition of the rear staircase within the coming weeks. This will allow the space to be incorporated into the apartment space.
4.2. In addition the price and supply of steel, timber and scaffolding have all been agreed and orders are in the process of being placed.
5. Completion
5.1. We had initially reported that works would complete Q4 2022 however this was when Emerald were undertaking the works. One Heritage Construction have now taken a comprehensive assessment of the programme and spoken with suppliers to firm up the completion date. We are now confident that the scheme will be delivered May 2023.

Queen Street, Sheffield | August 2022 Construction Update

1. Summary of development – 84 Queen Street, Sheffield, S1 2DW
1.1. One Heritage is pleased to report on the development progress of 84 Queen Street, Sheffield. 84 Queen Street is a former office building which will be converted into a 6-storey apartment scheme comprising 58 units in a mix of studios (22), 1 bed (19) and 2 beds (17).

The site neighbours One Heritage’s Bank Street scheme and benefits from easy access to central Sheffield’s amenities and facilities, including Sheffield train station which is within a 15-minute walk from the site. The surrounding area is typical of a city centre location characterised by a mix of commercial and residential uses.
2. Progress
2.1. Scaffolding is being erected to the rear elevation
2.2. The site office accommodation on the ground floor is complete and the office will shift from the 1st floor to the ground to allow works to commence on the 1st floor.
2.3. The plant room within the basement has been cleared and now in a position to be removed.
2.4. The fire escape staircase to the rear is demolished to make way for incorporation into the apartments. The 4th floor is the first to be stripped out, cleared and loaded with plasterboard stud and installation. Works will continue to roll out across the remaining floors.
3. Next Steps
3.1. Scaffold will be erected to Queen Street and North Church Street.
3.2. The plant room is to be demolished
3.3. The 1st floor is to be stripped once the site office has relocated
3.4. New opening for the lifts and services riser will be provided within each floor
4. Completion
4.1 We had previously reported that the scheme will be delivered in May 2023. However, due to developing and finalising the design it this has now slipped a month until June 2023.
